This house plan can be modified to fit your family’s lifestyle and your lot’s specifics.
Plan 85811R is a 3-bedroom 2-story house plan with 2150 ft² of living space, a modern farmhouse look and a hip and valley roof punctuated by dormers. The L-shaped single-family home pairs New American lines with a siding exterior and measures 78'9" wide and 65'7" deep. With 3 bedrooms, 2 full bathrooms and a half bath, it gives a growing family generous room without losing the warmth of a true American home.
The heart of the house is an open floor plan where the family room, the dining area and the kitchen flow into one another. The large family room gathers everyone around its fireplace, and vaulted ceilings add height and a sense of air to the living spaces. The large kitchen is built for real cooking and casual meals alike: a central island, a breakfast bar for quick bites, a breakfast nook for slow weekend mornings and a walk-in pantry that keeps groceries and small appliances out of sight.
A split bedroom layout gives the master suite its own quiet side of the house, complete with a walk-in closet and a private bath. The two secondary bedrooms share a Jack & Jill bath, a practical arrangement for siblings, while the half bath serves guests. Laundry on the main floor saves trips up and down the stairs, and a dedicated home office makes working from home easy. Upstairs, the bonus room above the garage works as a flex room, and a game room offers space for movie nights, hobbies or visiting friends.
Outside, a covered front porch welcomes visitors and a covered rear porch extends living outdoors on summer evenings. The attached 2-car garage has a front entry and connects directly to the house. The foundation is as shown in the plans, and the design is also available with a crawl space, slab, monolithic slab, stem wall or basement foundation. The exterior walls are framed as shown, with 2×6 exterior walls available on request.
